A: Yes. We are properly licensed real estate brokers authorized to operate in the State of Florida.

Q: Can I reach you after hours?

Q: Can you put the money directly into my account?
A: Yes. If the rent is paid timely by the tenant and has been collected by the banks the funds for all
rents received are direct deposited into the owner's bank account on the 10th of the month.

Q: Do I get to see the lease or sign it?
A: You are welcome to see a blank lease. Just contact your property manager and they will send you a
copy. Generally, our leases are signed by a property manager, but if you wish to sign the lease yourself
please discuss that option with your property manager.

Q: Do you sell real estate too?
A: Shoe Realty, is a fully licensed real estate brokerage in the State of Florida and
can sell real estate, however, most sales and purchase cases are referred to our sister company, Shoe Realty,
Inc., for listing purposes.

Q: How and when do I get my checks?
A: Our owners are paid via direct deposit for fast, quick, reliable funding. If an owner requires a paper
check they need to discuss that option with the Property Manager.

Q: How is rent collection handled?
A: All tenants have access to their own portal to pay their rent via e-check ACH or credit card.
Rent can also be paid in cash at any 7-eleven convenience store or CVS. Rent can also be paid via
check, money order, or cashier's check via U. S. Mail or by dropping the payment at our office.

Q: How long of a lease do you sign?
A: Our standard minimum lease term is 12-months. On occasion we may offer a shorter lease but nothing
under 7 months. We also offer some leases for up to 24 months with owner approval.

Q: How much security deposit do you charge the tenant?
A: The standard security deposit is one month's rent. It could be higher based on the applicant.

Q: How soon can you start managing my property?
A: In most cases it can be within 24 hours once the paperwork has been signed.

Q: What type of properties do you manage?
A: Residential single and multi-family homes including houses, condos, townhouses, etc.

Q: What type of reports do I get and how often?
A: You receive a monthly statement around the 15th of the month. You will receive a year end summary and
a 1099 to assist with tax preparation by the end of January each year.

Q: Who holds the tenant security deposit?
A: Shoe Realty holds all security deposits in an escrow account in a bank located
within the State of Florida as required by Florida statutes.
